Hello and thank you for stopping by my home inspector blog post. While doing a home inspection in Akron, Ohio today I found a great example of movement in a tile floor. There are two or more ways you can fix or prevent movement in a subfloor. One is to use proper underlayment to the tile. Cement Board is one option, and there is a product in most big box stores called Hardibacker. When properly installed these products can significantly reduce floor movement. One of the other methods is to have a licensed flooring contractor or framing contractor put bracing and blocking in between the floor joists from down below. This when used in combination with proper subfloor preparation can usually fix the problem. Unfortunately the second option only works if you have open access to the floor joists themselves or if you are willing to rip down drywalled ceilings to fix the problem and then have yourself or a drywall contractor redo the ceiling. A home inspector only wants you to know about this issue because regrouting, or installing new tile without fixing the true issue is a waste of money, time and effort. As a home inspector, I certainly don't want to get a phone call months down the road because a customer felt uninformed. Even though it isn't pertinent to the buying of the home, I feel its only right to let you know what you are getting into.
